Article on How to Repair Rubber Roofs With Ames® Elastomeric Coatings.

We feel that the problem with rubber roofs is that they are rubber. Rubber roofs have a number of problems. First, rubber roofs or EPDM type coatings are UV (ultraviolet) sensitive, and black is the worst color possible for a rubber roof. Most manufacturers require that a topcoat be applied to a rubber roof. Most rubber roofs are rolled out and laid onto a nearly flat surface. The seams give out and they often leak and can spread under the whole system. Rubber roofs are hard to stick to, therefore use Blue Max. Choosing the right product to repair the roof is crucial.

One cannot go to your local Lowe's and buy the cheapest products such as Tar Patch. It doesn’t work and it damages your Rubber roof.

Almost all rubber roofs, such as EPDM, are Neoprene type rubbers. Almost every thing is petroleum solvent using zylene, toluene, or benzene types of solvents. Solvent deteriorates rubber products. One can never use solvent products on rubber roofs or vinyl roofs. We believe that all rubber is UV sensitive. That means that it will deteriorate, crumble, and crack causing seams to fail. Most coatings out there will not stick to sheet rubber goods. We make three products for Rubber roofs: Blue Max, Super Elasto-Barrier and Maximum-Stretch. Simply pour and spread, or spray on the coatings in 60 degree weather on sunny days.

The first product is Ames’ Blue Max Liquid Rubber. It adheres to rubber, concrete, metal and many other types of hard to stick surfaces. Rubber roofs must be primed with Blue Max prior to applying other Ames’ Coatings. Blue Max dries to a translucent blue.

The second product is Ames’ Super Elasto-Barrier Rubber Coating. Super Elasto-Barrier is gray, dries rapidly on clear days and is very durable. Ames products are designed to expand and contract with the surface. Ames coatings go where water goes, seeping down into cracks and seams, and blending with any moisture there, then drying in that seam or crack to seal the surface. Super Elasto-Barrier lasts the longest when it is top coated with Maximum Stretch White Elastomeric roof coating.

For repairing leaky seams or around vents, flashings or unlike surfaces, we recommend our contouring Peel & Stick seam tape. This tape is used to repair and to patch leaking cracks or seams, and blend one type of roofing surface or material to another. Peel & Stick is applied over Blue Max after it has dried. Peel & Stick’s adhesion is remarkable and by shaping with your fingers, the tape contours easily into uneven or irregular surfaces. Peel & Stick seam tape can be used on the seams of metal roofs, wooden plywood decks, EPDM Rubber, vinyl, or granulated roll roofing.

The final coat is Maximum Stretch. This product, when applied in white, reflects 98% of the suns heat and UV. This feature substantially reduces roof wear and tear due to UV and high temperatures that tear roofs apart. Testimonials from users are generally elated with claims of massive reductions in air condition billings. Maximum Stretch is also available in tan and gray.

In the end, you the user have saved considerable amounts of money. Replacing that EPDM roof runs from $4.00 to $12.00 per square foot. Not cheap. The roof temperature has been substantially cooled extending the life of the roof.
